These signs are also called Bandit Signs. These areas are more likely to find distressed sellers who donʼt have the luxury of waiting around for an offer, canʼt come up with cash to perform any repairs, or might only be weeks away from losing the property to the bank - and they NEED to sell ASAP and take a loss from what they could otherwise get in any other scenario. The purpose of the signs is to attract sellers who are desperate to sell, and don’t mind taking a discount to sell quickly. But whoʼs on the other side of the deal, whoʼs the one actually buying these properties? These are the three types of people: First, the wholesaler. They will evaluate the property and negotiate a price to buy the home, usually with an assignment clause, allowing them to transfer the deal - and the price - to someone else, for a higher price than they’re in contract for. This gives them the OPTION to buy that home at the pre agreed upon price, and then they can ASSIGN that deal to someone else for a profit. The second type of person buying these properties are simply individual investors. These are people, like me, whoʼd like to cut out the middle man and cut out the competition. They place these signs to buy properties directly from the home owner, saving them time, commission, and hassle of selling and listing the property. The homeowner will sell the property less because they have the convenience of not dealing with a formally-listed sale, they donʼt have to pay 5%-6% fees to a Realtor, and the investor can save on all of those costs by making the sale as timely and efficient as possible. And the third type of person posting those “We buy houses” signs are larger companies who typically give a quick close, cash offer - these are the most efficient of the ads. They can typically give a hard offer within 24-48 hours and close within a week or two. In exchange for this, theyʼll typically want a discount of 10-40% from market price. Once they buy the property, theyʼll do a quick renovation and put it back on the market for a profit. Rinse and repeat. These companies are often well-oiled machines when it comes to finding properties and making offers, and their “WE BUY HOMES CASH” signs are a very high ROI investment to getting motivated seller leads. And that is exactly why you see “WE BUY HOMES CASH” signs posted around neighborhoods. one of these ill buy your' house for cash calls' and sends flyers almost weekly! the neighborhood I live in has houses that are 50 years old and ALL of the neighborhoods around us are big beautiful and new! so what it amounts to is they want OUR LAND! so I googled the number on one of the flyers and it went straight to a law office! the one that contacts me is being investigated by the FBI ! the comments people left is the stuff nightmares are made of!! if I ever sell ill do a closing in a TITLE INSURANCE OFFICE and use an agent! better do your homework!!!

Too many of these signs are in very impoverished areas for me to think they are not there to prey on unsophisticated sellers in a hard spot. These We Buy Houses sharks are like the payday loan folks or the Tax refund advance places. Rich people like you and me have no need for such rip off schemers. Yes compared to an unsophisticated poor man in the ghetto you and I are rich! If you can afford to wait for the IRS to process your refund and am not in desperate need of the money you are rich. If you can afford to wait for the normal long drawn out expensive process of selling your house you are rich. Poor people get pennies on the dollar for their beat up houses. Flippers make a mint unless the house is in an area that is a toilet.

There are laws regarding yard sale signs, they must show the time and date of the event or they are illegal signs and should be taken down at the end of the day. Also I hate people who nail their commercial business signs to trees. I will take them down immediately if I see them.

Never take out a second mortage on your home, do most of all repairs if possible. Never consider a Revereable Mortgage. The Banks wants to grap your house for half of the money.

All of these signs are posted by unscrupulous Unlicensed clowns who pretend to be "experts" in construction, will trash talk your house to make it appear to be in worse condition than it really is. Most of these people went to a bank backed seminar to learn how to flip houses. Little do they know that they really leg men for the company that is behind the lowballing. And one company doing it in my area is called Homevestors a real estate company based in Texas. And usually they have some loser lawyer on retainer to close. All of these guys skirt the laws using company titles like XYZ Real Estate Solutions. The key to knowing they are unlicensed is "Solutions" in the name. Here in NC their lawyer calls his business "Closing Solutions", and there's that "Solutions" word used to skirt licensing requirements. BEWARE BEWARE BEWARE.

Let's not forget that some houses are simply worn down through the years. Many people use this as houses like "grandmas" are inherited and not worth the time or money to fix up. Easy sell and money can go to other causes.

if you are relying on these type of signs as a wholesaler, then you are terrible at lead generation. This is a tactic that mostly newbies use to try and get their hopes up. The best leads come from other lead sources.

There is a HUGE market for people selling properties in ALL neighborhoods due to divorce, job loss, medical issues etc. So they make some money on people who are in a bad situation but it also takes the people out of the bad situation. I receive these offers in the mail occasionally. I called one, and the person on the other end told me that the most he can offer is $2000 dollars. I told this person you can't even buy property ( no house on it ) for less than $3500 for back taxes in the city where I reside. I 'GOOGLED' the phone # and found out where this person lived. Three vehicle garage & a million dollar house ( I live in a mid -western state ).

OK right away these signs are in "rough neighborhoods".  Now that is a misconception right there. I live in a sweet little 1945 bungalow in a established neighborhood and these letters, signs, and postcards are a daily thing.  I just now received a letter and a post card stating that they will take my house off my hands for cash - I assume it means they will pay me nothing at all because we are all just so damned poverty stricken and helpless and stupid we can't unload these dumps ourselves.  Nothing could be farther from the truth.  Just because I don't live in a McMansion doesn't mean I am poverty stricken or that I need to be bailed out by these scams - it's damned insulting and probably contributes to house prices going down NOT up.

Thanks for the lesson bro .i have a question .hopefully you'll get around to the comments ..i wanted to know how much will it cost to end a contract with the realestate guy that is handling to sell my grandparents house ..i think they said it was a 1 year agreement ..but i had a talk with my grandparents and went thru some of the things that have to be thought off ahead be4 just putting up the house for sale ..and it is making them want to back out of the deal they agreed with to try n sell the house ..(things like what city they would like to live in ..all the changes they are going to have to make .like transferring to different doctors .pharmacies , a locations where they have local access too grocery stores .and and all that ..my grandparents are old and i can understand they might off made a mistake by not thinking of all the above just mentioned .so now with that in mind .they really having a change of heart on going thru with the sale ..

+Graham Stephan my opinion actually made them think it over and they asked the agent if it was possible to terminate the contract because they no longer wanted to sell anymore..and if so how much will it cost to sign out ..and since they had only been working on the sale for less than 2 weeks .they were nice enough or thats just how it is ..they didn't charge nothing ..and they didnt seem to have a attitude about it . they keept it very professional ..personally i didn't like the attitude of both of them(agent and assistant) towards me the whole time .but i could care less .. I wasn't making their job go so smooth .while they showed the house on the daily and then the 2 times on open house .and me on purposely playing music on blast and enviting my homeboys over to make awkward for them and the potential buyers .was worth it hahaha ..
