These signs are also called Bandit Signs. These areas are more likely to find distressed sellers who donʼt have the luxury of waiting around for an offer, canʼt come up with cash to perform any repairs, or might only be weeks away from losing the property to the bank - and they NEED to sell ASAP and take a loss from what they could otherwise get in any other scenario. The purpose of the signs is to attract sellers who are desperate to sell, and don’t mind taking a discount to sell quickly. But whoʼs on the other side of the deal, whoʼs the one actually buying these properties? These are the three types of people: First, the wholesaler. They will evaluate the property and negotiate a price to buy the home, usually with an assignment clause, allowing them to transfer the deal - and the price - to someone else, for a higher price than they’re in contract for. This gives them the OPTION to buy that home at the pre agreed upon price, and then they can ASSIGN that deal to someone else for a profit. The second type of person buying these properties are simply individual investors. These are people, like me, whoʼd like to cut out the middle man and cut out the competition. They place these signs to buy properties directly from the home owner, saving them time, commission, and hassle of selling and listing the property. The homeowner will sell the property less because they have the convenience of not dealing with a formally-listed sale, they donʼt have to pay 5%-6% fees to a Realtor, and the investor can save on all of those costs by making the sale as timely and efficient as possible. And the third type of person posting those “We buy houses” signs are larger companies who typically give a quick close, cash offer - these are the most efficient of the ads. They can typically give a hard offer within 24-48 hours and close within a week or two. In exchange for this, theyʼll typically want a discount of 10-40% from market price. Once they buy the property, theyʼll do a quick renovation and put it back on the market for a profit. Rinse and repeat. These companies are often well-oiled machines when it comes to finding properties and making offers, and their “WE BUY HOMES CASH” signs are a very high ROI investment to getting motivated seller leads. And that is exactly why you see “WE BUY HOMES CASH” signs posted around neighborhoods. There is another category that wasn't mentioned (unless you'd lump them in one of the three you discussed), the terms purchaser. Term purchasers tend to make decent offers (occasionally over asking price) if the seller is willing to wait a period of time. The terms purchaser then finds a buyer that makes monthly payments to the seller until they are able to obtain a mortgage.

Update on last comment I have torn out 42 more. Where do people validate this type of placement with it being allowed. It's got a phone number on it ,why aren't they getting fined?. It's just ugly to see these signs anywhere. Now signs are posted at ladder height..meaning someone had to climb to 8 feet to screw a sign in. .....what, no one seen this going on. How does that get passed passing traffic?

Hi, Graham. Do you have a video on how to shop around for a loan? I keep hearing friends and family say 'my loan guy worked with a small bank and got me a great deal'. Well, how do you know what a great deal is? How do you read a pre-approval letter? Why does every realtor have a loan officer they recommend? Do they split commissions? Any info on the loan process would be highly appreciated!

I own about 10 homes. I get these stupid phone calls about five times a day from wholesalers. The latest scam is to represent themselves as a nice young husband and wife who are just trying to get by from flipping homes, just like on those TV shows. In reality there's some predatory shark who wants to just tie up my house until he can sell it for more than he contracts to pay for it. Please go away.

good job...I was a real estate agent in the 80's (became a principal in the nineties) ...I invented the 'bird-dog' game ...I would 'farm' neighborhoods for listings and incorporate (membership) with a huge pot of cash ...I had control over 10% of my city through 'options' ...it is highly lucrative and open to passive 'takeovers' of property KEY POINT: Time is your enemy ...never hold an inventory ...flip within a month or factor it (bulk) ...a win/ win MLM system (don't tell anyone)

As an electrical contractor, this gives me an idea.. in the spring, when the weather breaks, I'm going to try calling some of these numbers and see if I can get hired as the electrician to do all the electrical repairs and upgrades for the houses that these people buy. Do you think that could work?

Those signs are usually posted ilegally on public or private property without permission. Pull them up and recycle them - coroplast is waterproof. I use it to make storage boxes by assembling with zip ties. Look up coroplast on YouTube to get many useful ideas.

About 2 years ago I called their bluff and had a buddy that owned 275 rental homes and called we buy ugly homes and they declined to make a offer at all . Each was valued at 60k each and they told me they were looking for people in the worse situation so that they could buy a home valued at 60k at 5-7 grand 😂🤣😂😂😂Those people are scammers !!!

Your video is very useful if it is true that SOME wholesalers make reasonable offers. I always thought they were all SCAMS. I would love to sell my house which is worth about 75-100K. It needs minor repairs and painting in a decent neighborhood. I am old and not much income to do repairs. Desperately want to move to Florida for retirement and escape winter here in St. Louis. I wouldn't have to deal with inspectors, real-estate agent fees, or showing the house! I think the trick would be to ignore the low-ballers and look for one who makes a reasonable offer!
